Metal Roof Coating
Exposed-screw steel over flex suites gets screw caps, lap fabric, and a continuous coat across the tenant sections.

As a La Vista metal roof coating contractor, we coat steel roofs over shops, offices, and flex suites one section at a time so tenants stay open.

Most La Vista metal roof coating jobs we take sit over tenants who cannot close for a week. We plan the roof in sections that line up with the suites below, and each section is finished before we move on.
Lifts and material stay at the back of the building, away from storefront doors and customer parking. Rooftop units serving a suite are shut down with that tenant before cleaning or priming starts near the intake.
Multi-tenant steel roofs show the same handful of problems. Here is what tenants report and what we do about it.
Each suite has its own rooftop unit, and the curb flashing around several has split.
We rebuild each curb seal with fabric and base coat, then coat it into the roof around it.
Panel laps run across the walls between suites, and water follows the lap to the wall line.
Laps over those walls get fabric bedded in base coat before the field coat ties them in.
Gutters along the back edge run slow, and water backs onto the low end of the panels.
Gutters are cleared and resealed, and the low edge gets a heavier coating build.
Past leaks were fixed one suite at a time, leaving mixed sealants on the screw heads.
Old sealant is scraped off, screws are tightened or replaced, and every head is capped the same way.
A coated roof over a busy retail building looks different from the parking lot ladder. These are the changes tenants and owners notice.
Retail and flex roofs in La Vista take every coating system we offer. The roof, not the tenant mix, decides which one goes on.

Pitched steel over the shops, which drains fast, can carry acrylic applied during warm weeks.

Suites with bare steel above the ceiling grid can take foam for insulation, then a topcoat.

Mansard fronts and office wings with asphalt shingles get a coating made for shingles.

Work on an occupied retail roof follows the suite layout. Each step below repeats section by section until the roof is done.
We walk the roof with the suite map in hand, mark leaks reported by each tenant, and check every curb, lap, and screw line above them.
Roof sections follow the demising walls below. Tenants get notice of their dates, and rooftop unit shutdowns are agreed before work reaches each suite.
Screws are tightened or swapped, old mixed sealants come off, and curb flashing is rebuilt so every suite starts from the same base.
Each section is washed, rust is primed, and fabric in base coat goes over the laps and curbs in that section.
Field coats finish the section to spec thickness, the film is gauged, and the crew moves to the next suite only after that section is complete.
Along with La Vista, we coat commercial metal roofs in Papillion and these nearby towns.

What La Vista owners and property managers ask before a coating job over occupied suites.
Coating plans out at about $2.50 to $4.00 per square foot. On multi-tenant roofs, the number of rooftop units, the amount of old patching to remove, and how many sections the work is split into all move the price. Wet insulation over any suite can shift that area to replacement.
Yes. We split the roof into sections that match the suites and keep staging behind the building. Cleaning and coating happen away from running air intakes, or after the tenant shuts their unit down for the day. Each section is sealed and coated before we move on.
They do, and we work out the schedule with the property manager. Each tenant gets the dates for their section, and anyone whose rooftop unit needs to be off gets a set time. Noise and odor stay limited to the section being worked.
Mixed roofs are common on flex buildings: pitched steel over the suites and a flat section at the back. We coat the steel with a metal roof coating system and put silicone on the flat area that ponds, with the transition detailed so the two meet cleanly.
It can work when the rest of the roof stays watertight. We finish that section to full thickness and leave a primed overlap for the next one. One continuous job usually costs less per square foot, since setup is spread across more roof.
Send the roof size and how many suites sit under it. We give you a ballpark range and plan the sections.
