Metal Roof Coating
Steel roofs coated in stages start with the worst slope and add sections in later seasons.
See Metal Roof Coating
As an Eagle metal roof coating contractor, we coat steel roofs in planned stages when the budget or the building calls for it, starting with the worst areas.

Eagle metal roof coating does not have to happen in one season. When the budget or operations call for it, we split the roof into stages, starting with the laps, screws, and rusted panels that leak today.
Each stage is finished to full thickness, never thinned out to cover more ground. The edge of a finished stage is left primed and clean so the next stage overlaps it and the two bond as one membrane.
Staged jobs start with the problems that cannot wait. These are the ones we rank first on Eagle roofs.
The south or west slope gets more sun and snowmelt cycles, so its paint breaks down sooner.
That slope becomes stage one: ground, primed, detailed, and coated while the other slope waits.
End laps above finished space hold water longer than laps over the shop floor.
Laps over occupied areas get fabric and base coat first, even when the rest of the stage comes later.
Movement concentrates where the building flexes, often near a door frame or wall.
Those screws are replaced and capped in the first stage so the worst line stops leaking.
A past job stopped without a primed overlap, and the edge peeled back.
We cut back the loose edge, prime a fresh overlap, and tie the new stage into the old film.
A staged job changes the roof one area at a time. These are the differences after each stage is complete.
Any of our systems can be staged in Eagle. The roof sets the system, and the plan sets the order.

Pitched sections coated with acrylic wait for warm, dry weeks, which shapes the stage calendar.

Foam over an uninsulated shop is usually one stage, since the foam and topcoat go on together.

Shingled office roofs can be their own stage, coated after the tab and flashing repairs.

Staging adds planning to the usual steps. Here is how a two-season job in Eagle moves from the first roof walk to the last coat.
We walk the whole roof, not just the leaking part, so the stage plan covers every lap, screw line, and slope from the start.
Areas that leak into occupied space or rust fastest come first. You get a map showing each stage and the order we plan to coat them.
Screws, rusted panel ends, and split flashing inside stage one are fixed, and the rest of the roof gets spot repairs to stay dry meanwhile.
Stage one is cleaned, primed, detailed, and coated to spec. A primed strip is left at its edge for the next stage to overlap.
When the next stage starts, the overlap is cleaned and reprimed where needed, and the new coating runs across it so the stages join.
Along with Eagle, we coat commercial metal roofs in Papillion and these nearby towns.

What Eagle owners ask when a full roof coating is more than they want to take on at once.
Usually a little more per square foot, since setup and lift delivery happen more than once. Each stage still falls within the planning range of about $2.50 to $4.00 per square foot. Staging lets the cost land across two budgets instead of one.
Yes. The work happens on top of the panels, so shops and offices stay open. We schedule each stage around deliveries and busy days, and rooftop air intakes near the work are shut down for short windows that we set with you.
As long as the uncoated sections stay watertight. We spot-repair screws and laps outside the first stage, and we check the roof before the next stage starts. A primed overlap left exposed for a long time gets cleaned and reprimed first.
When the roof calls for it, yes. A flat section can take silicone while the pitched steel takes acrylic or a metal coating system. We detail the joint between them and record which system covers each stage for future recoats.
We are. We coat commercial steel roofs in Eagle and the towns around Papillion, and a staged plan starts with a walk of your whole roof. Call or send the roof size and we set up the inspection.
